Building owners
Your building, your responsibility
Under the New Jersey Uniform Fire Code, the owner is generally responsible for keeping a building’s fire protection systems maintained and in working order. The local fire official inspects, and deficiencies become violations with deadlines attached. ISTFIRE keeps your system inspected, documented and maintained so your building is prepared for every inspection.
What you get
- Scheduled NFPA 72 inspections with written reports for fire officials and insurers
- Deficiencies itemized and priced, with straightforward repair options
- Legacy and discontinued parts sourced to restore older systems
- Repairs on systems from many manufacturers, including systems installed by others
- Clear choices between repair, panel replacement and full replacement
- Monitoring set up or transferred, with signals confirmed at the central station
- New systems for renovations, additions and changes of use
Repair, upgrade or replace?
An old system is not automatically a replacement project. Because ISTFIRE sources legacy and discontinued equipment, a failed card, power supply or device on an older panel can often be replaced without replacing the system. Sometimes a repair keeps it reliable for years; sometimes a new control panel can reuse the existing wiring and devices; sometimes the building has changed enough that a full replacement makes sense. We provide a clear recommendation, the reasoning behind it and pricing for each option.
Landlords, condo associations and co-op boards
In apartment buildings and condominiums, the fire alarm system covers common areas, building-wide notification and, in many cases, the connection to the monitoring company. We work with owners, boards and their managing agents, write proposals a board can compare and vote on, and coordinate testing with residents.
Renovations and changes of use
Adding floors, converting space or changing how a building is used can change what the fire alarm system has to do. We review the plans, work with your architect or engineer, and design, install or extend the system so it passes acceptance testing. See commercial fire alarm systems for the buildings we work on.
Buying or renovating?
Before you close on a building or start a renovation, an inspection tells you what condition the fire alarm system is in and what it will take to bring it up to date.

Questions from building owners
We also work with
Who is responsible for fire alarm inspections, the owner or the tenant?
Under the New Jersey Uniform Fire Code, the owner is generally responsible for maintaining the building's fire protection systems. A lease can shift the work or the cost to a tenant, but the system still has to be inspected and maintained, and the fire official will expect the records.
Should we repair our old fire alarm system or replace it?
It depends on the system's condition and what the building needs today. Because we source legacy and discontinued parts, an older system can often be restored rather than replaced. We inspect the system and price the options, from targeted repairs, to a new control panel that reuses compatible wiring, to full replacement.
Do you work with condo associations and co-op boards?
Yes. We work with boards and their managing agents, provide proposals that are easy to compare, and coordinate testing and notices with residents.
Can you inspect a building's fire alarm system before we buy it?
Yes. A pre-purchase inspection documents the system's condition, any deficiencies and the likely cost to correct them, so the cost of bringing the system into compliance is known before closing.
